Professional Floor Plans
Staging Regarding the concept of staging we always refer our clients to 3 top quality stagers. They each offer their distinct styles. As a rule of thumb, we always recommend that the owners meet with each of the stagers to decide which stager will suit their needs best based on the property.
Photography Professional photography will be taken for use on all printed marketing materials, websites, MLS, and used to send to interested and potential buyers.

Nob Hill Gazette: Once a month, part of the Sotheby’s International ad. This magazine caters to an audience upscale in taste and lifestyle. The publication generates a lot of calls from our ads. Web Marketing A special website will be designed specifically for your property. The web-link will be sent out to all agents, potential buyers, clients, and will be advertised on all advertisements and marketing collateral. We will also feature your property on www.debidicello.com and www.realtor.com. All Sotheby’s International Realty listings are “enhanced listings” on www.realtor.com Upon signing the listing, we will do an email to a select group of brokers and potential buyers, creating a PDF of the statement. To be held open to the public the first Sunday after the property is listed and additional Sundays scheduled as required. Open House for Cooperating Brokers: To be scheduled for the first Tuesday after the listing is signed and every Tuesday thereafter as needed. Networking: A private open house will be held for neighbors through a just listed card mailing. Special agent evening open house prior to Sunday open house. PDF statement with photos e-mailed to my private list of agents. Call agents who have similar priced listings. Call agents who have sold similar priced listings in neighborhood. Call agents from reverse prospect function on MLS. Signage: We will place a Sotheby’s International Realty sign at the site to be seen by your neighbors, their guests, and the homebuyers who “comb” the area. The sign will include a rider with with my name Disclosure Packages: In order to protect both the seller and the agencies, as well as thoroughly inform the buyer, Sotheby's International Realty will have all disclosures bound in a book, which will be given to all interested buyers to review and acknowledge receipt of, before writing an offer. Progress Report: During the listing, we will contact you on a regular basis to keep you up-to-date of all activity that has taken place on your property, as well as, any other significant market activity. We view the selling of your home as a team effort, and therefore want to keep you informed so we can together better market the property. |
