Professional Floor Plans

We will hire a professional to draw up floor plans for marketing purposes. They will be used on the property statement, custom website, personal websites, Sotheby’s website, and MLS.

 

Staging

Regarding the concept of staging we always refer our clients to 3 top quality stagers. They each offer their distinct styles. As a rule of thumb, we always recommend that the owners meet with each of the stagers to decide which stager will suit their needs best based on the property.

 

Photography

Professional photography will be taken for use on all printed marketing materials, websites, MLS, and used to send to interested and potential buyers.

 

Property Statement

A detailed full-color property statement will be created utilizing the services of a professional writer.  Floor plans and professional photographs will be included. In addition tour dates, open houses, and websites will be on the statement.

High quality 4-color cards sent out to a 500 radius mailing.

 

Multiple Listing Service:

Since approximately 60% of buyers come from real estate agents, we will place the property in the San Francisco Multiple Listing Services.

 

CleanOffer:

With the addition of CleanOffer.com to my website – clients will never miss a listing again.   This great site gives access to the ONLY source of 100% complete local MLS homes for sale.  Clients will register and select my name as their agent in order to access this proprietary information.  As your agent this also gives me more proprietary information as to who is most interested in a property and to be able to contact their agent directly and immediately, to never miss a listing.

 

Google Base:

Google Base is connected to Cleanoffer.com and is a place where you can easily submit all types of online and offline content, which will make it more searchable on Google. You can describe any item you post with attributes, which will help people find it when they do related searches. In fact, based on the items' relevance, users may find them in their results for searches on Google Product Search , Google Maps and even the main Google web search .  This only further enhances the search capabilities for both buyers and sellers.

Email Campaign:

Upon signing the listing, we will do an email to a select group of brokers and potential buyers, creating a PDF of the statement.

 

Open House for the General Public:

To be held open to the public the first Sunday after the property is listed and additional Sundays scheduled as required.

 

Open House for Cooperating Brokers:

To be scheduled for the first Tuesday after the listing is signed and every Tuesday thereafter as needed.

 

Networking:

A private open house will be held for neighbors through a just listed card mailing.

Special agent evening open house prior to Sunday open house.

PDF statement with photos e-mailed to my private list of agents.

Call agents who have similar priced listings.

Signage:

Disclosure Packages:           

In order to protect both the seller and the agencies, as well as thoroughly inform the buyer, Sotheby's International Realty will have all disclosures bound in a book, which will be given to all interested buyers to review and acknowledge receipt of, before writing an offer.

 

Progress Report:

During the listing, we will contact you on a regular basis to keep you up-to-date of all activity that has taken place on your property, as well as, any other significant market activity.
